Philadelphia LISC provides nonprofit community development organizations with the support to successfully change neighborhoods. Whether supplying technical assistance, advocating public policy change, or ensuring real estate development financing, LISC is at the center of community development efforts throughout Philadelphia. This section describes Philadelphia LISC’s key financing programs.
Philadelphia LISC offers financial products to help CDCs, developers, investors, and corporations take an active part in community improvement and revitalization. Our goal is to fill the financial or technical assistance gap in a development project that would otherwise not be filled by the traditional lending market. Our products are underwritten and customized to fit the complexities of real estate projects that need committed funds in the early stages of planning and development. Many of our products are short term in nature, with repayment sources that are tied to either the closing of construction financing, the closing of permanent financing, or state, federal or municipal subsidy sources.
