History
The mission of the Boynton Beach Faith Based CDC is to deliver the programs, services and resources to the residents of the community that will empower them to bring about the spiritual and financial revitalization of their community. The Boynton Beach Faith Based CDC was founded 2 1/2 years ago by a group of local residents and clergy who began holding meetings to develop ways to bring positive changes to the Heart of Boynton community. From these beginnings, and with the assistance of the City of Boynton Beach and Local Initiatives Support Corporation (LISC), the organization has grown and developed programs to meet the human and physical development needs of the community. However, throughout the evolution the organization has remained true to its mission.
Development Strategy/Accomplishments
With operating support funding and lot donations from the City of Boynton Beach and loans and technical assistance from LISC, the CDC has initiated several programs:
- Infill Housing
- Senior Housing
- Business Training
- Youth Development
Staff/Board
The Boynton Beach Faith Based CDC has a staff of three, which includes the Executive Director, a Homebuyer Coordinator and an AmeriCorps member. Its 20-member board is a very diverse group which includes lenders, residents, clergy, laity, business owners and a housing authority representative.

Strategy
Northwest Riviera Beach CRC was founded in 1991 with the assistance of Local
Initiatives Support Corporation (LISC), which started a Development Team program
in 1990 in Palm Beach County. The CRC has participated in economic development
projects other than several small business initiatives. The CRC has been a housing provider since its
inception. It is developing experience in planning multi-unit and multi-family projects.
Northwest Riviera Beach CRC serves the area from Blue Heron Boulevard to Silver Beach Road to the North and from Avenue S to Dixie Highway to the East. The overall mission of the NWRBCRC is to promote and stimulate residential, commercial, and economic revitalization in the City of Riviera Beach; thereby improving quality of life for all residents”, as revised in February 2002.
Accomplishments
To date, NWRBCRC has provided 61 homes to 180
household members. Seventy percent
or 43 of the sixty houses were rehabilitated while the remaining thirty percent
(18) were new homes; has provided homeownership education, credit counseling,
mortgage and down payment assistance and pre-qualification to 400 first-time
homebuyers; has assisted one small business in obtaining a loan through the
Business Loan Fund of the Palm Beaches; and has applied and obtained a planning
grant ($75,000) from the US HHS Office of Community Services to work on their
economic development initiative, the Blue Heron
Corridor.
Board
NWRBCRC now has a
twelve-member Board of Directors, which meets on a monthly basis. The Board is quite diverse as it is
comprised of bankers, community residents and one non-profit organization. The CDC is recruiting new board members
in an effort to give new energy and commitment to the organization. The bankers are all
CRA officers from local partner banks,
familiar with the target area.
Staff
NWRBCRC has four staff
members including a full-time project manager, two housing counselors (one
part-time and one full time); an AmeriCorps member is also assigned to the
CDC.

Mission
Our mission is to revitalize and strengthen the Pleasant City community by creating wealth building and empowerment opportunities for families, youth and individuals while respecting the rich history and traditions of the neighborhood. Pleasant City Faith Based Community Development Initiative, Inc., is a not-for-profit, 501 (c)(3), multi-service community development corporation located in West Palm Beach, Florida. It was established in 2000 from the collective vision of five pastors from neighborhood churches to strengthen the neighborhood through partnership and collaboration.

- Financial literacy
- Single and multifamily housing and commercial development
- After school and summer academic programs for children and operating the Beacon Center located in the Pleasant City Elementary School.
The Pleasant City Beacon Center has a variety of partners such as the Local Initiatives Support Corporation, West Palm Beach Front Porch Florida, Harris Trust/Bank of Montreal, the West Palm Beach Police Athletic League, the Center for Creative Arts and Education, the School District, West Palm Beach Housing Authority and the Children’s Services Council of Palm Beach County.

History
The Delray Beach Community
Development Corporation was incorporated in September 1992 as one of the
original community groups started by the Palm Beach County LISC Development
Team. Its mission was to address
slum and blight and to improve the deteriorating housing stock within the neighborhoods surrounding West Atlantic
Avenue through a homeownership
program.
Development Strategy/Accomplishments
- Since six years, DBCDC has been involved in developing single-family units for first-time homebuyers from lot acquisition to construction and sales. To date, the CDC has built a total of eighty housing units and rehabilitated ten existing units.
- The DBCDC has generated $150,000 in grant funds for operating support and $200,000 in developer fees. It has leveraged $10 million in first mortgages and $2 million in soft second mortgages.
- Also, the CDC has provided credit counseling services and homebuyer education training to over 600 first-time homebuyers. There are currently 100 first-time homebuyers in the pipeline waiting for bank approval and/or getting assistance in repairing their credit.
Staff
Delray Beach CDC has two employees, which include a project manager and a housing coordinator. William Sanders, the project manager,
has worked as a consultant for the Delray Beach Community Development
Corporation for the past five years. Carmelita Smith, a former Palm Beach County
LISC-AmeriCorps member, has been working at the CDC for the past two years as
the Housing Coordinator. Gina Dieujuste is the new AmeriCorps
member assigned to the Delray Beach CDC.
Board
The Board is comprised mainly of community residents. The
board members either live in the community, or are employed within the
community. The Board of Directors
has become more diverse over the past year. It is comprised of fifteen members
including bankers, business owners, and community residents.

Mission
The Lake Worth Community Development Corporation is a local non-profit community organization dedicated to improving the quality of life in the City of Lake Worth through revitalization and homebuyer assistance. Through our First-time homebuyer program you may be eligible to receive up to $25,000 in assistance towards the purchase of your first home.
The Lake Worth Community Development Corporation has built several homes in the City of Lake Worth on D and E Streets. First-time homebuyers may qualify for new construction (2BR/2BA - 4BR/2BA) in this area for $95,000 to $107,500.

Mission
The Northwood Business Development Corporation (NBDC) was formed in 1992 as a 501 (c)(3) nonprofit community development corporation by local businesses, property owners and residents concerned about the decline of the Northwood Business District. In 1998, NBDC expanded its mission to include the revitalization of the Broadway/Dixie commercial corridor (US 1), the industrial area, and surrounding distressed residential neighborhoods.
The organization's geographical boundaries are Palm Beach Lakes Boulevard to the south, 59th Street north (to the Riviera Beach city limit), Australian Avenue to the west; and Flagler Drive to the east. The NBDC's approach to neighborhood redevelopment is comprehensive. We work with neighborhood associations, merchants and residents to solve neighborhood planning issues, renovate troubled properties, create affordable homeownership opportunities, complete neighborhood improvements, and to encourage business development and job creation. We believe that healthy neighborhoods support vibrant business and commercial districts.

Developments and Accomplishments
- The CDC has developed a total of 161 single family housing units, 75% of which was new construction. They have leveraged $11 million in first mortgages and $3 million in second mortgage subsidies.
- The TED Center has educated and counseled over 500 first-time homebuyers and assisted 161 first-time homebuyers in purchasing their first homes. Currently, there are fifty individuals in the pipeline.
- The CDC operates a business incubator program for which it gets an annual grant in the amount of $80,000 from Palm Beach County to operate the program. To date, the TED Center has provided technical assistance to 900 individuals seeking to open their own business, created 89 small businesses, and obtained $528,500 in loans for its clients.
Staff
The
TED Center has four employees: three
full time staff members and one part-time.
Staff includes an executive director, a part-time administrative
assistant and a coordinator and an administrator for the business
incubator. A LISC-AmeriCorps member
is also assigned to the CDC.
Seabron Smith, the Executive Director has
been with the CDC since August 1997. Sabine Lamisere is the
LISC-AmeriCorps members assigned to the CDC. She coordinates the process, from
working with the clients to getting them prepared to purchase their first homes,
to facilitating the actual development process.
Board
The
TED Center is governed by a fifteen-
member Board of Directors.
The Board of Directors consists mostly of professionals, including
bankers, realtors, an architect, ministers and business owners in the
community. It is a strong and
organized board.
The TED Center also has a 11-member advisory committee, which provides technical assistance to its staff.
