    • Predevelopment

    • Mini Permanents
  • Recoverable Grants for predevelopment expenses for supportive housing;
  • Equity through Syndication of Low Income Housing Tax Credits, Historic Tax Credits and New Market Tax Credits;  
  • Technical Assistance, Facilitation, and Advocacy in areas such as real estate financing, operations and program capacity building, and resident engagement;
  • *Small Grants for Operating Support and Special Projects.

Eligible Organizations

  • Nonprofit providers of community services such as healthcare, childcare, senior, youth, arts, and wellness;
  • Nonprofit housing developers; 
  • Community development corporations;
  • Joint ventures between for profits and nonprofits;
  • Lead nonprofits undertaking comprehensive neighborhood revitalization.

In addition to our core products we:

  • Act as the Program Manager, for the Neighborhood Investment Fund – Predevelopment Grant Program, a program of the District of Columbia. This program's purpose is to provide grants to support predevelopment and project financing activity for the construction and rehabilitation of affordable housing, mixed use and community-based facility projects in one or more of the 12 NIF target neighborhoods.
