I am proud to be an HDTI alum!

Erica Freeman, Junior Project Manager of West Angeles Community Development Corporation

Prior to starting the LISC Housing Development Training Institute, I had a limited understanding of the roles and responsibilities of an affordable housing developer. As a native of a predominately Black working class neighborhood, I did understand that affordable development is an important and incredibly valuable asset in many communities across the nation. As several cities in America undergoes major socioeconomic changes, affordable development has become a hot topic throughout the country. Affordable housing is important to me because I have witnessed the positive impact it has on communities – particularly low income communities of color – and I understand the detrimental effect of its absence in those communities.

My passion for fair housing and the preservation of communities has motivated me to complete the very intense, but also rewarding, two-week HDTI training. I entered the training with a feeling of intimidation as an unexperienced developer in a very new environment. Appreciatively, I was able to lean on the knowledge and experience of my peers throughout the training. During the opening remarks of HDTI alumni, they mentioned that their most valuable takeaway from the program is the relationships fostered with their HDTI cohort. While we crammed in an enormous amount of valuable information from learning how to calculate tax credits to creating a financial pro forma, my most meaningful memory is connecting with individuals passionate about developing quality, innovative and affordable homes for families and individuals.

The HDTI program has expanded my knowledge as a project manager and provided a priceless network of leaders and visionaries in affordable development.

Following the program, I have become more confident in my day-to-day role as a project manager as I navigate OAC (owner-architect-contractor) meetings, attend public hearings and analyze financial documents. The position of an affordable developer involves a level of spontaneity, creativity and humility because no one project is the same, no one has all the answers, and the industry is continuously evolving. The HDTI program has expanded my knowledge as a project manager and provided a priceless network of leaders and visionaries in affordable development – I am proud to be an alum.
